	120 pecan and oak tree acres for camping (fire in Fire Pot only please), kite flying, long walks, etc. with a mile frontage along the river.

	Full kitchen with an electric 4 burner stove top, freestanding gas 4 burner stove/oven, microwave, refrigerator/freezer, and clothes washer/dryer.

	Two fireplaces (upstairs and downstairs). Limited firewood is provided for the fireplaces.

	Two baths (shower upstairs, updated shower porcelain tub downstairs). State of the art water chlorination, filtration, and softener/conditioner water system custom designed by Advanced Water Systems, Austin, Texas. A Tankless water heating system for unlimited hot water (great for multiple or long showers) for group or BP MS150 needs.

	AC window units in every room. Electric or gas space heaters and fireplaces during colder periods.

	Swimming or tubing (down to the La Grange, TX Hwy 71 Bypass Bridge, 30 minutes) except during severe drought or flooding periods. PLEASE NOTE: Water activities should have adult supervision and are at your own risk. The CRO does not provide any lifeguards, inner tubes, floats, or life jackets, etc. Third Party Canoe and Kayak rentals are available.

	Fishing w/ perch, bass, and catfish along the river or in our 1½ acre stocked pond (no fishing equipment is provided). Hunting and/or firearm use are NOT allowed.

	A small stereo system in the Living Room. TV with VCR (Living Room), TV with DVD (Master Bedroom), and TV (Upstairs Bedroom). Direct TV receivers in Living Room and Master Bedroom. Direct TV antennae cabling is available Upstairs if you bring your own Direct TV receiver or want to move one from Downstairs.
